• If the number of New listings is greater than the number of Pending and Sold listings combined, the inventory is growing to become more of a buyer's market.
  • If the number of New listings is smaller than the number of Pending and Sold listings combined, the inventory is shrinking to become more of a seller's market.
  • If the number of New listings and the number of Pending and Sold listings combined is roughly equal, the market is considered to be balanced.

The real estate market is a highly localized market. This means that national statistics are not representative of the market conditions in any one province.

 

Similarly province wide data is not representative of the market conditions in any one city or town, let alone specific neighbourhoods.

How to interpret the numbers

What these reports contain:

 

  • Back on Market: listings that have been withdrawn, expired, pending or sold that are back on the market. In the case of pending or sold ones, the offer likely fell apart.
  • Expired: Listings that did not sell during the listing period
  • New: Self explanatory
  • Pending Sale: Listings with an accepted conditional offer where the conditions of the offer have yet to be satisfied or waived. Not a final sale.
  • Price Change: Likely a price reduction but price increases are also shown here.
  • Sale: Accepted offers where all conditions of the offer have been satisfied or waived. Final sale.
  • A high number of Expired listings is usually indicative of overpriced listings with unmotivated sellers unwilling to adjust to market conditions.
  • A high number of Price Changes indicates an adjustment in the market (usually down)
  • A high number of Back On Market listings may be indicative of buyers getting priced out of the market resulting in a higher number of failed transactions due to declined financing.
